4 Reasons to Help Expired Listings Sell Now

4 Reasons to Help Expired Listings Sell Now

Selling expired listings in the winter might seem a bit counterintuitive at first. However, it can be quite successful! There are so many good, solid reasons to push for your expired listings clients in Manhattan and Brooklyn to re-list this winter season. Here are 4 reasons for you to help get your expired listings ready to re-list now!

1. Buyers are still very much looking

A lot of us assume that with the colder, darker months, buyers will retreat indoors and the search for homes will be paused until Spring. However, the data from ShowingTime Showing Index tells us that’s not always the case, and especially not this year. Their index for November showings tells us that the year-over-year demand was up from last year across every region! This means buyers aren’t swayed by the cold or even the holidays and are still out en masse looking for their next home.

2. Buyers are serious this time of year

There are more deterrents this time of year for buyers. Things like weather, travel, and the hecticness that often comes with a new year can slow or even stall the buying process. Because of these deterrents, however, you know that these buyers who do show up are serious. If they are willing to brave the cold, the sleet, and the shorter hours of daylight to come out and see a home, they mean business. Oftentimes buyers in the winter are not simply window shopping. Instead they are ready to purchase now.

3. More sellers might start entering the market

Another reason to help push your expired listing clients to sell this winter, is that the competition is projected to heat up. A study by realtor.com shows that 65% of sellers who plan to sell in 2022 plan to enter the market this winter. If that projected 65% do enter the market later this winter, that could lead to an influx in supply. If there’s an overabundance in supply of homes on the market, it might not be as lucrative for your sellers. Essentially you want there to be more buyers (demand) over sellers (supply) in order to make bidding competitive and potentially lead to bidding wars and higher offers. So don’t wait, but get your clients to list quickly before an influx of supply.

4. If your clients want to move on, now is the time

Because interest rates for mortgages are still so low, there’s never been a better time for your clients to sell and move on. If your expired listings are also looking to buy again after selling, they should take advantage of these low interest rates. They might rise later in the year, so advise them to capitalize on the advantage now.

It’s never been a better time to sell! You can use these points to help walk your expired listings through the details of why now is a good time to re-list. This will only help you sell properties, improve your selling record, gain referrals, and ultimately grow your business in Manhattan!
