Reaching Out to Expired Listings

If you’re a real estate agent trying to obtain expired listings in Manhattan and Brooklyn, you might find yourself getting overwhelmed. But not to worry, here are some tips to help you reach out more efficiently.

Create a Script

Time is of the essence. Your time, for starters. You need to maximize the time in your day in order to reach out to and obtain as many new clients as possible. Reaching out to expired listings is a great option to grow your business, but you do want to be reaching out to many. Creating a script for emails and phone calls can help you stay on task. While you don’t want this script to be so long that you’d lose the interest of potential listings, you want to cover the basics.

  1. Introduce yourself and why you are calling.

  2. Explain what you will do differently to sell their property (use a couple specific examples for each property).

  3. Ask to set up a meeting to discuss further.

Create a letter template

Again, this tip will help you maximize your time. Similarly to the phone and email script, create a letter template that you can send to potential leads. Use a professional letterhead to impress leads. Offer a few current ideas about their property or the real estate market to show your knowledge and ability. And again, it’s always a good idea to end with an invitation to contact you for a meeting.

Use Social Media

Market yourself and your abilities to sell expired listings on social media. Use hashtags to link to other relevant posts. Show other listings you’ve sold in hard to sell areas or during a time of year that made it difficult. Keep up with posts, as being consistent will keep you on leads’ radar.
