It’s time to get your ducks in a row to sell your expired listing. Before putting your Manhattan home back on the market, consider getting a new appraisal. Appraisals should be current, so in order to get the most bang for your buck, do these 5 things to get your expired listing appraised



Provide Your Own Comps

An appraiser will pull his own comps, or comparable sales, but it doesn’t hurt to provide your own. This way, you’re able to “prove” where you’re pulling your value from. To pull your own comps, look up recently sold homes in your neighborhood that are similar to yours. While only 3 comps are needed, it doesn’t hurt to provide extras!


Fix Small Problems

Now is not the time for leaky faucets or broken handles throughout the home. While these may present as minor cosmetic issues, they paint as in need of repair. Prior to having an appraiser come out, do a walk through of your home and cross off all those to-do repairs. 


Make a List of Upgrades

If you’ve lived in your property for a few years, it’s not uncommon to have made minor or major changes to the space. Make a list of all the changes you’ve made, including tax documentation, receipts, and before & after photos.


Clean, Clean, Clean

As with any inspection, it’s best to have your property in tip-top shape. Dust, sweep, and wipe down surfaces and mirrors. Having your home looking the best you can puts your in the best position for a higher home appraisal. 


Give Assistance

While you don’t want to hover during the appraisal process, you should offer assistance at the beginning or end. A simple “Let me know if I can answer any of your questions” and polite manners will go a long way.
