How to Host an Open House for an Expired Listing


When a listing becomes expired, it’s of the utmost importance to generate more buzz around the home. One way to do this is to host an open house! Many Manhattan and Brooklyn buyers are interested in viewing properties so this is a great way to get many people inside the threshold and hopefully receive offers or interested parties.

Greet people

When people enter the property, make sure you’re able to greet them at the door. It’s a good gesture and a great way to start a conversation. Are they just interested in looking for fun? Are they interested in buying a home now? Could they potentially be future clients? These are all things to know about who is viewing the home. As you’re learning more about these people, it’s a perfect time to have some sort of sign in sheet where you capture their name, email, and phone number. This allows you to follow up with them after their tour.

Allow them to tour by themselves

Let them wander. If they have questions, be sure to let them know you’re available to answer any questions they may have but give them space to look around. This lets the couple chat freely about their opinions on the property and whether or not they would want to make an offer.

Make sure each room is presentable

This includes, but is not limited to, making sure each of the rooms is clean and smells clean. If the property is still being lived in, try to have the homeowners minimize clutter in bedrooms and closets. Double check the bathrooms are clean! As a realtor, you may want to bring your own bathroom cleaning kit to give it a fresh wipe down because there’s nothing that will turn buyers off faster than an unclean bathroom. 

Ask for feedback

Just as you’re by the door to greet people, make sure to catch them on their way out to hear their feedback. This is very important for expired listings! Is there a current theme that keeps coming up amongst viewers? Does everyone make a comment on the bold color in each of the bedrooms? This may be an area to speak to the current homeowners about in order to help sell the property faster.
